Hong Kong Property Market Sees 8,692 Total Transactions in April, Highest in Four Months

According to data from the Land Registry compiled by Hong Kong Property research, the overall property market in Hong Kong recorded 8,692 registrations in April. This figure represents an increase of approximately 12.3% compared to the 7,737 registrations in March, reaching the highest level in four months. The total value of these registrations was approximately HK$72.895 billion, a rise of about 17% from the HK$62.311 billion recorded in March, marking the highest value in 24 months, or two years. Given the time lag between signing sales agreements and submitting them to the Land Registry for registration, the April registration data generally reflects market conditions from March. This indicates that trading activity in the Hong Kong property market has remained robust since the escalation of geopolitical tensions in the Middle East in late February.

In the residential property sector, first-hand private residential and secondary residential properties recorded 7,729 registrations in April, an increase of approximately 14.3% from the 6,763 registrations in March. The total value involved was approximately HK$64.867 billion, up about 14.4% from the HK$56.687 billion recorded in March.

For non-residential properties, industrial, commercial, and shop premises recorded 452 registrations in April, an increase of approximately 7.6% compared to the 420 registrations in March. The total value involved was approximately HK$6.908 billion, a significant rise of about 49.6% from the HK$4.619 billion recorded in March. The sharp increase in the value of registrations for industrial, commercial, and shop properties in April was primarily due to several large-scale commercial building transactions being registered during the period.

As for pure parking spaces and other non-residential properties, there were 446 registrations in April, a decrease of approximately 11.3% from the 503 registrations in March.
