This represents a slight month-on-month decrease of approximately 2%, yet marks the first instance since July 2021 that registrations have exceeded 8,000 for two consecutive months, signaling robust trading activity in the recent property market. It is important to note that registration data is lagging, typically reflecting market conditions from the prior month; thus, May's figures largely correspond to April's market. The market conditions in May remained positive, with strong sales for new developments pushing primary private residential transactions above 2,000 units once more. Secondary market activity also maintained an active level. When combined with non-residential property transactions, it is estimated that overall property registrations for June could once again stabilize above the 8,000-unit mark.
Regarding the latest week in the secondary market, as conditions continue to improve, rising property prices are bolstering buyer confidence. However, the absorption of many attractive listings has simultaneously led to steady, rather than surging, transaction volumes in the secondary sector. Comprehensive data from branch networks shows that the 35 major housing estates across Hong Kong recorded a total of 73 transactions in the past week (May 24 to May 31). This represents a marginal weekly increase of 1 transaction, or about 1.4%, compared to the 72 transactions recorded in the preceding week (May 18 to May 24), maintaining a level above 70 transactions. This figure is also approximately 12.3% higher than the weekly average of about 65 transactions seen last year.
Categorizing the 35 estates by region, Hong Kong Island saw the most significant increase in transaction volume. Eight estates in this region recorded 14 transactions last week, a weekly increase of about 27.3%. This was driven by an increase of 4 transactions in Taikoo Shing, and an increase of 1 transaction each in South Horizons and Lei King Wan. Despite decreases of 2 and 1 transaction in Heng Fa Chuen and Nam Fung Sun Chuen respectively, overall transaction volume for Hong Kong Island still trended upward last week.
In the New Territories, 17 estates recorded 37 transactions last week, representing a weekly increase of about 19.4%. Key contributors included an increase of 5 transactions in Kingswood Villas, increases of 2 transactions each in Belvedere Garden, Sea Crest Villa, and Royal Ascot, and increases of 1 transaction each in Tsuen Wan Centre, Caribbean Coast, City One Shatin, Hong Lok Yuen, and Sun Tuen Mun Centre. Despite decreases of 2 transactions each in Luk Yeung Sun Chuen, Ocean Shores, Sunshine City, and Floridian, and decreases of 1 transaction each in Discovery Park and Discovery Bay, the overall transaction count for the New Territories still recovered last week.
In Kowloon, 10 estates recorded 22 transactions last week, a weekly decrease of about 26.7%. This decline was led by decreases of 2 transactions each in Telford Gardens, Sceneway Garden, and Grand Waterfront, and decreases of 1 transaction each in Laguna Verde, Harbourfront Landmark, Laguna City, and Metro City. With only Whampoa Garden registering an increase of 2 transactions, the overall transaction volume for Kowloon declined last week.
