According to Midland Realty, the primary residential property market has demonstrated robust performance this year, with purchasing power continuing to be unleashed. By early May, the transaction value of new private homes had already exceeded HKD 100 billion, marking the fastest pace on record. Data from Midland's research center, compiled from the Primary Residential Property Sales Portal and market sources, shows that as of May 4, there were 8,754 transactions involving new homes, with a total value reaching HKD 100.4 billion. This is the quickest the market has surpassed the HKD 100 billion threshold since the implementation of the primary sales regulations in 2013. Compared to the full-year transaction value of approximately HKD 205.2 billion in the previous year, the figure to date represents about 49% of that total. The analyst further noted that the rapid achievement of the HKD 100 billion milestone this year is partly attributable to active trading in super-luxury properties. Statistics indicate that, as of May 4, there were 59 transactions of new homes valued over HKD 100 million each. This not only sets a new record high for the same period since the regulations took effect in 2013 but also accounts for about 58.4% of the 101 such transactions recorded throughout the entire previous year.
